Ride The IT Fuelled High Wave In Kakkanad

Kakkanad is one of the most preferred areas for industry in the state.

Kakkanad is said to be a part of the kingdom ruled by the mythological demon king, Mahabali. Since those ancient times to becoming the hub of the IT industry of Kochi, Kakkanad has come a long way from its mythological origins. The area had been in use only as the administrative hub of the district of the Ernakulam District as well as many state and central government offices. Kakkanad is one of the most preferred areas for industry in the state. The Cochin Special Economic Zone was what propelled the town to prominence.

IT Industry Influences

Kakkanad had until few years back been an area, unpopular due to the lack of connectivity but with the advent of industry and the various industries, the scenario has changed for better. When the CSEZ was established many industries hurried to take advantage of the various facilities offered by them. Near the CSEZ, many IT, ITES and BPO industries are established, and the once residential area was transformed overnight into a much sought after real estate hot spot. The skyline now sports many high rises that tower over the traditional houses and look out into the horizon lined with the hills in the distance.

Impact of other Industries

Kakkanad has emerged as the preferred address now days, as opposed to the earlier assumption that it was poor man’s land. Now, investors and realtors alike are vying to get a parcel of land because it had been virtually left untouched for a very long time so the essential essence of the coastal state can still be seen in some aspects. Kakkanad is well connected by road to the industrial hubs of the city as Kalamassery and Aluva. The town in itself hosts the broadcast media offices of the major companies of the industry, including the national channel, Doordarshan.

Image among Realtors

The image of the township among the realtors can be described as an undefiled jewel of a land that has immense possibilities, but had not yet been tapped of its full potential. They are slowly but steadily expanding the horizons beyond the industrial tag and with greater connectivity, they expect to convince more customers to invest into this. The price of land in this area is said to be in the range of Rs.3350 to Rs.4100 and in the last quarter alone has increased by 6%. Renting premise is said to cost at least Rs.10000 per month for a 2BHK apartment in Kakkanad.

Although the procedures of the property dealings are pretty straight forward, there are instances when the builder may be suspect. Make sure all the papers are in order and the building being built follows the normal procedure. Conduct business with reputed builders only and do not fall into the tarp of honeyed promises, no matter how profitable they sound.
